A bunch of jokers who don't return calls nor treat people with respect. I wouldn't recommend them for any property search nor for managing your property. Unprofessional, rude, and careless. Update: It’s not surprising you’re unable to identify me as a client; you’re unable to respond to emails or phone calls in a timely manner but you sure are quick to respond to reviews here. Interesting!
Mike was certainly an asset for my girlfriend and I when we were looking for a new place to live. As someone who was new to the area, it looked like this was going to be an overwhelming process at first. However, Mike made things easy for us throughout the moving process, going so far as to follow up with us in the days and weeks after the move to check in. I couldn’t recommend Mike enough.
Philly Living wants nothing but your money and to patronize you for expecting their property management services. The President himself lied in writing saying they would follow the law and our condo docs, but our HOA elections were overdue by 3 years and it still required a $1300 lawyer fee to force elections. Laughable. Avoid at all costs.
Michael Gordon is incredibly dedicated to finding you the perfect home for all of your specific needs in the exact timeframe you need it!!! Working with him was so simple and efficient. He is friendly, trustworthy, direct and intentional with his time and yours. I would recommend him above all else!!! Mike comes to the rescue again for maintenance needs at Philly Living. He makes sure that everything is up and running before he leaves. Also, gives pointers on up keep and maintenance of appliances. Mike is very friendly and knowledgeable at his craft.
I would not recommend Philly Living Management based on my experience. From the start, there were clear red flags. On move-in day, the unit had not been turned over or cleaned at all — it was left in dirty, unacceptable condition, which should have been an indication of how ongoing issues would be handled. Since moving in, we have dealt with serious and ongoing habitability problems. We were told the apartment had central heat and central air, only to discover after moving in that the system does not adequately heat or cool the unit. Instead, wall split units were installed without disclosure, and due to poor insulation, the apartment does not retain heat. Throughout the winter, we’ve been forced to run three heating units continuously just to stay warm, resulting in astronomical electric bills, over $1,100 in a single billing cycle, with usage far exceeding comparable households. This is not normal usage; it is the direct result of unresolved heating and insulation issues. Despite repeated maintenance requests, inspections, and follow-ups over several months, no permanent solution has been provided, and communication from management has been slow or dismissive. Tenants should not have to choose between staying warm and paying unreasonable utility bills because known issues are left unresolved. Proceed with caution if you are considering renting from this company.
Michael was wondering helping us find a place and made the whole application process smooth. He went above and beyond for my wife and I. Would recommend him 10/10 if you’re looking for an apartment in Philly!

They took over after being with a smaller leasing company and the property went down terribly. First there's a $10 fee just to pay your rent. I had to constantly put in work orders, and some were addressed and others weren't and they still marked it as completed. Scott Goldstein is very rude and condescending. Very difficult to work with and TERRIBLE customer service. I broke my lease and had to get out from under them. I will EVER rent anywhere they're involved in. The WORST LEASING COMPANY IN PHILLY!
