The Residences At Barnett

I recently visited a friend who lives in this building and was shocked by the conditions. The overwhelming smell of marijuana throughout the building was unbearable. The noise levels are unacceptable — loud stomping and running on the 9th floor that can be heard from other areas of the building. For a property that markets itself as a quality residential community, there were virtually no amenities available to residents. Most concerning is that residents have filed multiple complaints with property management, and nothing has been done. Complaints reportedly fall on deaf ears, and management appears to be influenced by a former employee from the previous ownership rather than prioritizing the wellbeing of current tenants. This building needs serious attention to its living conditions, noise enforcement, and overall management accountability. Prospective residents should be aware of what they are walking into before signing a lease. DO NOT MOVE HERE! May God be with the ones trapped in a lease.

I showed up unexpectedly for a tour, and Debbie was incredibly kind and accommodating. She took the time to show me three different units and answered all of my questions with patience and professionalism. Her friendly attitude made the experience welcoming and stress-free. Excellent customer service—I truly appreciate her willingness to help!

The inside of the units, while small, have neat brick walls that make the apartments feel cozy, especially during the holidays. With it being Florida, we surprisingly never saw a bug in the building or in our unit. We enjoyed using the patio to grill up dinner on occasion. We did experience issues during our tenancy, however, the maintenance staff were kind and helpful, especially Omar who was wonderful to our dog. Omar would literally help anyone. He's such a great human and was a great neighbor when we lived across the hall from him. We did experience issues regarding a disputed move-out charge after moving out in March. Corporate ultimately worked with us to reach a resolution, which we appreciate. Overall, this is a beautiful historic building, and we truly enjoyed our first few years living here when the building opened.

I had such a great experience touring this property! Akya was incredibly helpful, always willing to answer my questions, and made the entire tour feel relaxed and informative. You could tell she had really taken the time to learn the history of the building and all the details about the community, which made the tour so much more interesting. The manager, Debbie, she was such a sweetheart and we even had a chat about life. Akya was also very relatable and easy to talk to, never making me feel rushed or pressured. If everything works out and I decide to move here, she will absolutely be the reason why. Highly recommend touring with her!

This used to be a nice place, but that all changed. Despite claiming to be a smoke-free building, they keep renting to smokers, who to no one's surprise, smoke in the building. It's so bad that the smoke actually comes in through the vents of your own apartment. Since the windows are all sealed shut, you literally have no way to escape it. Maintenance has to spray air freshener in the halls regularly to try and mask the smell, because management can't do anything about it. Needless to say, the indoor pollution here is horrible. The next issue is the lack of parking. They have no on site parking, so you and any visitors either have to pay to park on the street or in the garage- IF you can even find a place to park. Then there's the homeless problem outside and almost anywhere you go Downtown. You can't go one block without running into a homeless person or an abandoned building. Nothing Barnett can do about that, but not exactly the greatest location it's all hyped up to be.

I normally never give apartment reviews, but I honestly had to take the time to recognize The Residences at Barnett because living here has truly been a vibe. The downtown Jacksonville atmosphere, the convenience, and the overall energy around the property make it a great place to call home. Everything feels accessible — restaurants, nightlife, the riverfront, and major events are all within walking distance, which makes living here feel exciting and connected to the city. One thing I especially loved was being able to walk to the Ironman event along the riverfront. The energy downtown during the event was amazing, and not having to worry about parking or traffic made the experience even better. Being this close to major Jacksonville events is definitely one of the best perks of living here. What really impressed me most, though, was the maintenance team — especially Paco. One Sunday night around midnight, I accidentally locked my keys inside my apartment after almost everything was closed. I was stressed because a locksmith was going to charge me around $400 just to get back in. I called maintenance hoping for a miracle, and Paco literally left the comfort of his home late at night to come help me get back into my apartment. That level of dedication and customer service is rare these days. Paco absolutely went above and beyond, and that experience alone showed me how much the staff here genuinely cares about residents. Huge appreciation to him and the entire maintenance team. If you’re looking for a downtown Jacksonville apartment with great people, responsive maintenance, walkability, and a real community feel, The Residences at Barnett is definitely worth considering.

Oh my goodness! This experience has been such a breath of fresh air! Truly! The manager Debbie gave us an AMAZING tour and showed us multiple apartments which were all so great we had to figure out which one we loved the most! Debbie also gave us a history tour and showed us the old bank vault below! She also showed us their vision and plans for events and community spaces! Debbie is a 10/10 manager! Next, but not least, is Akya S.! Akya has been so unbelievably responsive and has helped so so so much with a few difficulties on our end to make sure we stayed on track for the apartment move in! She is so bright and even shared her cookie from the bookstore! Debbie and Akya both need raises or promotions or something! Thank you two so much again for your kindness, timeliness, and warmth!

I’ve been a Resident for 2 years now and I love living here! Recently we’ve gotten new management and it’s had its ups and downs. The most recent receptionist and leasing agent Akya and the new manager Miss Debbie are phenomenal thus far. They are already implementing fun changes! They are also very transparent and helpful. I saw a review about the homelessness issue and I’m rolling my eyes at the person who posted it. First those picture were bad and it must have been a really bad week because it’s usually not like that. We live in a major city yall, if youre that boujie and wanna live anywhere downtown that’s just a part of what comes with city living. Has no one ever left the state of Florida???? Visit New York for a weekend. It’s normal and just apart of downtown life anywhere you go. There’s great shops and food and the city is up and coming! I will say one of the major cons is that the windows unfortunately don’t open due to it being a historical building. If enough of us speak up maybe we can get it changed. ;) look across the street, the windows open European style. 9/10

Just wanted to give a big shout out to Julian! I submitted an online maintenance request, and no kidding, he arrived at my door within 15 minutes. He quickly replaced the burned-out light bulbs in the kitchen area and I was so pleased. I definitely appreciated his quick response as well as his professionalism. Thank you, Julian!

Kevin S was my contact person for my Transfer to a different unit He was so helpful in that process. I would recommend dealing with with him I love my new unit it has great views The place was nice clean and fresh There are great things coming to The Residences At Barnett This is a historic building with new updated finishes and more to come Though it doesn’t have the amenities other than the outdoor rooftop patio a huge business Center Fitness Center, Pilates center a pool table center a community center are all in the works I can’t wait for them to come There have been mentions about the homeless yes they are around but any major city has this issue Since last the Mayor has really cleaned this up. There is no parking on promises, you do have to pay to park in the garage if you want garage parking, but that too is also in the works to be updated The garage is not that far away to have to walk You are within a short walking distance to Pour Taproom,Dorthy’s Southern Grounds, Chamberlains, Cowford, The Elbow Florida Theatre, the Symphony,Moca the Library and the River. The Rail is a block away . Overall, I would recommend living here. Thank you Kevin
