AMAZING AMENITIES, especially the beacon lounge! Location is prime and lively, and very walkable. I cannot say enough good things about the community manager, Jayden- she’s extremely professional, knowledgeable, and quick to solve any problems that might come up.

Absolutely WORST experience at an apartment EVER!!!!! They have a security guard on staff who is completely unhinged. I felt extremely unsafe there with this security guard and he even laid hands on a friend of mine. When I told the apartment about this they said they were aware of this and other complaints about this security guard. I live in another apartment complex run by the same parent company and I have zero complaints. I thought moving to Power & Light would be the same but it was an absolute nightmare.

Honest review after 6 months living in the Power and Light Building: Working with Management: Moving to KC from out of town, we found working and communicating with the management team quite easy. Responses from the team were generally prompt, and they never once seemed like they were too busy to handle any question we had. Initially there was some effort to get us to sign a lease quickly, but once we specified our desires in an apartment the leasing agent helped guide us through the search. I will mention this about searching for apartment units: availability and rent price changes by the hour. I don’t think this is due to high turnover, but I do know we found the floorplan we liked at a price we could afford at 3am exactly 60 days before our move. Since living here, maintenance requests have been easy and prompt via an app. Management also often sends out community emails to keep all residents informed of news and changes. Building Aesthetics: The building itself is a fantastic example of well-designed art deco architecture that Kansas City is known for. The redevelopment from an office building to apartments was very well done, and many of the original decorative elements (such as handmade door hardware, brass reliefs on the elevator doors, and even the original brass post office box in the lobby) were lovingly restored. Lobby and common areas, like the basement gym and top floor lounge, are luxurious and beyond our expectations for rental apartment amenities. Plus, having a 10’ tall Christmas Tree greet us upon our first arrival was an unexpected but very welcome sight! Apartment Units: there are quite a variety of floorplans to choose from, most of which have ample natural light and big windows. We luckily got a corner unit facing North, with spectacular views of downtown. Unfortunately none of the windows are operable, so getting fresh air is near impossible. We do appreciate the built in shades which help keep the apartment cool. The kitchen and appliances are reasonably sized and updated, although the dishwasher is economy sized. Although we would have preferred a gas range, glass cooktops are standard. Having an in unit washer and dryer is thankfully standard, but it does seem like the ‘budget’ model was used. When using the dryer, even on low heat, the apartment gets quite warm. Great for winter, not so much for summer. I also question why the washer and dryer are located in the master closet, instead of having their own closet. The biggest complaint we have about many of the floorplans is the lack of closets/storage. The upper cabinets in the kitchen are only 9” deep. Be prepared to invest in freestanding furniture (wardrobes, dressers, etc.) to make up for this. Maybe too nit-picky, but the front door into the units have quite a large gap at the bottom, so any noise in the hallway does tend to make its way inside the unit. Overall we like the apartment unit, but it does seem like a small step down in quality compared to the amenity areas. Location: Fantastic! 1 block from local grocery store, less to over 10 bars and restaurants. Steps from the (free) streetcar. Noise can sometimes be an issue, but it is not as bad as we originally expected. Our advice: not perfect, but hard to find a better all around rental than here at Power and Light. Bigger units than you can find at One/Two Light at a comparable price, great amenities, perfect location, best management company I have personally rented from. We are happy to call KCP&L home!
