Terrible! They deleted my prior poor review from 2019. This company "looses" rent checks so be sure to keep adequate records. So many issues with the apartment in downtown Philly including (bug infested fridge when we moved in, cockroaches, mice, broken locks on door, they work with nasty contractors who harass you via phone to get access to come into the unit when you are never notified they are coming like it says in lease) you have to fight them to get anything fixed or taken care of. Good luck to you if you rent with them!

Gave me the runaround when applying for an apartment. They asked for 3 different cosigners, just to tell me “I wasnt qualified for a cosigner” a MONTH later. Terrible communication. Poor customer service. Would not recommend.

If I could give zero stars I would. We have had issues with this company from the onset, but were just tipped over the edge when our bikes were stolen from INSIDE OUR BUILDING, and they did absolutely nothing to help, especially when we know the cleaning service they hired were the ones responsible for the theft! WPRG claims no liability for anything and will fight you tooth and nail if you try to hold them accountable. We'd lived in the apartment for 8 months when they finally sent a cleaning service to clean the hallways, and that just so happened to be the day and time our bikes were stolen. They also refused to tell us the name of the service they hired, rendering our police report useless. On top of that, they don't notify you when cleaning or maintenance is going to happen and the cockroaches are rampant. If I can at least spare someone else from renting through this property management company, I will. P.S. Let me know if anyone's interested in filing a class action for negligence! There seems to be enough of us out there and I would just love to have this company audited...

I have not rented from this place, but I toured and spoke to 2 real estate agents working there. First, one of the agents is not responsive over phone or text, so it was hard to communicate with him. I did not tour any apartments with him so I cannot speak to how he shows units. The next real estate agent I spoke with, S, was quite an experience. I called the number he had listed and a woman answered with Hello. When I asked if this was S, she said that is a male name and does she sound like a male. I told her S could be short for a woman's name, how would I know, and she said okay, well he is not here, I'll connect you with someone else. The phone rang for about a 1minute and no one answered so I shut off. I finally got in touch with S over email, and he was very cordial and we set up a time to meet. We both got there on time and he showed me the unit. I asked if the unit would be cleaned before moving in, and he said it was just cleaned. It was very old, I saw the dust from underneath the radiators and on the windows. The bathroom was rusted and had paint chips. I am not expecting perfection or updated furniture from an old building, but it looked like no effort was made to have the place look new. Then, when talking to S, I asked him if I could split the payments for first, security, and last month. I could pay last and security to hold the place and then pay the pro-rated rate when I moved in. He was extremely condescending. He said sure, it was okay, but the payments would be only a week apart, so what would I really benefit, which was not true. The payments would be close to 20 days apart, and he cannot judge my situation. It was more his tone and reaction. Then, I asked him if his company had any other units available, specifically in Southwest Center City, and he laughed and said that that neighborhood is not a real neighborhood. He literally said, "yeah, those two kind of cancel each other out," talking about southwest and center. Then I told him it's graduate city neighborhood, and he still was giving me a raised eyebrow and he finally understood when I told him the street names. He said his agency has soooo manny units that he cannot think of them. Then I asked if their website had a list of them so I can view, and he said no, they don't do that; he said they have 5 other agents and the agents each has their load of units. It was my first choice apartment prior to seeing it, but after processing my experience and reading reviews about the company, I decided not to apply. No hate on any of the real estate agents. I am sure their working conditions force them to behave in these ways, but I did not feel like I was renting a quality unit from a quality company.

Lived here for 5 years. The landlord is responsive but the building is awful and they're unwilling to make anything more than visual repairs. Our apartment flooded 4 times in the last year we lived there. Really, really bad flooding. Burst pipes and sewage. They kept cleaning the carpet, giving us a rent discount, and painting but did nothing to address the root cause. We eventually had to move out early. We had a great location and parking and if they had shown a little bit of concern we might have stayed but time after time they showed they were only interested in continuing to receive rent while making the smallest fixes possible. I would not recommend their building in Manayunk.

I lived at the Milestone building for 2 and a half years. Generally speaking, it was a good experience. The unit wasn't perfect, but it was more than adequate. As long as you pay your rent on time and don't cause problems with your neighbors, they won't give you a problem.It's a business after all. If you show that you are a good tenant, there is no reason for them to hassle you, and they won't. Orlando, the maintenance guy, is the best. Treat him with respect and he will make sure all of your maintenance needs are handled promptly.

Don't put anything you care about in these apartments. The other reviews cover it pretty well- you're guaranteed to encounter outdated facilities, theft, cockroaches, questionable financial practices, unhelpful office staff during emergencies such as floods/leaks, and a total absence of building security. Below are some highlights from my two-year stay: 1) The apartment was not ready on my move-in date. They were inside painting when I opened the door for the first time. The place reeked of fumes for the next couple days. 2) Anne Marie from the office would consistently prove incapable of responding to emails, answering questions, or anything of the like. I would stop in the WPRG office every day on my lunch break for two weeks and ask her where the documents she promised were. She would reply every single time with "I sent it to you." I would then ask her to check. She would confirm she didn't send anything and then email me. This process repeated itself several times. 3) Orlando the maintenance worker let my cat out of the apartment during my first week. I was hours away from the apartment at the time when I received a call from him advising that my cat was outside on the fire escape. Apparently he willingly left the door open because she "didn't look like she was going anywhere." Huh. 3.5) A few months later, I came home to find my door open and Orlando inside, changing the fire alarm that didn't work. I asked, "Where's my cat, Orlando?" He then gestured vaguely to a corner of the room where I found, shockingly, no cat. Please be careful who you trust with your pets, safety, and money.

I have to admit I was very nervous to move into a William Penn Property because of all the reviews, but it has been 3 months since I moved in and I am pleasantly surprise. Drew, the realtor was very honest and nice while the paperwork and arrangements were made. Now, Orlando, who is in charge of the building maintenance was very quick and efficient when something needed to be fixed. The location is perfect, and I am leaving happily in my apartment.

They are completely UNRESPONSIVE to maintenance requests whether that be mice in the apartment due to numerous unclosed holes in the wall, mice running around in your ceilings, and moldy gross ceiling tiles. Poor response in returning calls or emails. This company has several problems internally and are completely unprofessional and infuriating. They have a 2/5 star rating for a reason, trust it.

All the bad reviews are true. Their buildings are very poorly maintained, cracks and rotted wood have just been barely painted over, and the rooms are permanently dusty. The oven I had looked like it hadn't been cleaned in ten years. I had to do a massive deep clean. Aside from the buildings themselves, the agency itself is shady and will cut corners any way they can. I wanted a six month lease after my first year and they told me I couldn't move out during the "winter months" which was October 1-March 31st, even though that clause was nowhere in my initial lease. I had to pester them repeatedly to give me a new month to month lease, and when they finally did I was told I had to give 60 days notice prior to move out. For a month-to-month lease. They also gave me a week to decide what I wanted to do instead of the month they should have given me (I saw when it was supposed to be delivered on the envelope and when it actually was delivered.) Every step in the process was an unnecessary pain in the neck. When I was finally moving out, I was told I would get at least 24 hours notice before an agent would show my apartment. I got texts at 8pm asking if someone could be brought by at 10am the next day. I got texts like this REPEATEDLY. I was given hardly any info as far as move out so I called the agency with some questions and was directed to a woman who gave off the impression that I had the audacity to bother her. I was inconvenienced by unprofessionalism right up until the day after I moved out. I received a call from someone at the agency (never told me his name and I only assumed he was from the agency because I recognized the number) who said, "Did you move out??" I explained that yes I did, and I gave the keys back to the agency. He said, "Oh. They didn't tell me." Yeah, I'm not surprised. The perfect summation of William Penn Realty. I will say I lived in a great location. Crappy building, great location. But that's all. I would never lease from them again.
