If I could give a zero stars I would… but I can’t. I’ve had my fair share of poor landlords in Philadelphia, specifically at Temple during uni and through Allan Domb, but WPRG is worse than the college slum lords. I was stubborn and ignored the bad reviews; seeing only the cheap rent. (It’s cheap for a reason) Don’t even bother calling their office to ask anything… Melanie is a sweet lady, can’t say anything bad about her! Everyone else that we have had the absolute pleasure of dealing with has truly been a horrific testament to customer service. Not that I’m expecting white glove service, but damn… below the bare minimum would feel like the Ritz. We have had countless, often repeated issues and still have not had the opportunity to get a direct answer unless through an intermediary. Just send an email, send an email, send an email. No response. Avoid this place at all costs. The cheap rent is enticing, but it is not worth the trade off and sanity.

Yet another one star review for this deplorable organization. And I didn’t even get scammed out of my money like most of these unfortunate souls! I booked an in-person tour of a studio that looked dirty even in the pictures, and the fool John Buckley never even bothered to show up! “Busy on the last day of the month” he said in excuse. waste of my time and hours of driving!!

One of the worst experience with property management firms I ever had and I have dealt with few of them some of them doing a fabulous job which rightly earned my praise and good reviews. WP does not respond to emails or return calls for weeks and weeks. Even my real estate advisor, she tried to reach out separately and there is absolutely no response. It is so frustrating. Really have no options left than to pray.

Please do not ignore other negative reviews of William Penn Realty like I did. The lower rent is not worth the trouble dealing with William Penn Realty and their properties. At all points of the process, I experienced a lack of professionalism and competence from William Penn Realty. The agent that showed me my apartment was not knowledgeable about the property, incorrectly answering my questions about the cost of laundry and whether there was A/C. I had to ask him multiple times about getting my keys and when I was directed to the office a day before move-in, I was told by the leasing office that he had failed to update the ledger to move the process along – pushing back when I could get the keys. This delay kept me from noticing earlier that William Penn had not cleaned the apartment, even though I was promised it would be cleaned after touring. The place proved to be not only dirty and but a health/safety hazard. Upon move in, the fireplace brick was crumbling/spewing dust everywhere, the dishwasher leaked upon first use because it was broken and was rusty all over, the baseboards were broken and exposed, along with clogged pipes and mystery filth everywhere. It took me so long to clean it to not be disgusting, as well as numerous ignored tickets and calls to the office to get maintenance to come out to address these issues. Months into my lease, the building ended up having roaches which maintenance took forever to address after multiple attempts to contact the office and tickets entered. They also ignored a multitude of requests over months from neighbors and myself to address issues in the alleyway leading to the building. This included a loose/missing bricks, broken lights, and unsecured gate door – even after being informed of a man sneaking into the alleyway and climbing our fence to access the courtyard we shared with surrounding neighbors. When they did try to fix the gate, they did a shoddy job and we could not use keys in the gate lock. At the time of move out, it STILL wasn’t fixed – their solution? Just remove the door altogether removing any sense of security for the alleyway. Save yourself the trouble of dealing with this company and look elsewhere.

Good news: William Penn Realty Group acknowledges that visible mold and water damage don't happen overnight. Bad news: Apparently that's also their reason for not treating it as an emergency. When we reported what appears to be significant mold growth, we were told that because it looked like it had been there "for some time," it did not constitute an emergency by Colleen. Prospective commercial tenants can decide for themselves whether that's the level of urgency they want from a property manager when maintenance issues arise. I really hope they don't treat their residential tenants like this.

I had an apartment for 3 years with William Penn Realty and loved it. No surprises and maintenance was pretty responsive. Just understand the rules and your lease and everything will be perfect. Anne Marie at the office was great. Wish they could all be like her.

Should have read the reviews earlier. Poor condition of propertiy and stated that they will clean and do turnover work when you move in but none done and property dirty laden with hazards and only wanted to do maintenance that should have been done after you have moved in leaving you with an unlivable property that is to be quite frank "disgusting". I think this is hard to justify with a clause in the lease as "taken as seen".The actual agent dealing with the case was nice but I suppose it is the organization. There are other better realtors out there with better properties and deliver promises, JG Real Estate to name one.

Despite all the negative reviews, my experience with William Penn has been good! Trying to move in the middle of the Covid-19 pandemic was a little challenging, but everything went quite smoothly. Thatcher was really kind and accommodating! He even had the courtesy to respond to my internet request to view the unit with a phone call to find out what would suit me best (very appreciated in this day and age!), he fit me in for a showing within an hour, he answered all my questions, and he even took the time to take video of my actual unit since I was only able to view the unit next door with a similar layout before showings stopped due to Covid (my unit was undergoing renovations at the time and the locks had been changed) He even waited at the office for me to arrive after work hours to put in my deposits and fill out the application. William Penn Realty even accommodated my request to lower the rent a little if I moved in a bit sooner. I got a really large 2 bed 2 bath in a great area for a good price. The building is older, but it is such a unique layout and living space. I’m really quite happy here with my dog. Thanks Thatcher and William Penn Realty!

If I could give ZERO stars, I would. These people flat-out don't care if you have mice. Just yesterday, they sent an "exterminator", AKA some guy with a box of mouse traps who didn't even have the right key to our apartment, to resolve our mice problem. Go figure - no resolution whatsoever. When I called, they insisted he was an exterminator and then I was very rudely sent to the voicemail for maintenance. Still hoping someone comes out to fill the many holes in our apartment. That's just one example, but for any (and we've had numerous) maintenance issues, you have to submit a "maintenance request form" online, which is a huge waste of time and probably goes directly to someones trash can. Any time you call their office, you are spoken to like you're in the wrong and whatever you do, try to avoid Pat in accounting. We are currently living in one of William Penn's properties, and we're already counting down the days until our lease ends. STAY AWAY - there are better "realty groups" out there that will actually listen to you and help you solve problems.

I've been living here for nearly a year, and my first week here was worse than I could have imagined. I moved into a FILTHY apartment (dead bugs in the oven, layers of filth and grime on every surface, mysterious white powder all over the apartment) and only after I essentially harassed the realtor (John Buckley. I'd suggest using another realtor.) did I get sent a mainetnece worker, who was super nice and cleaned the apartment from top to bottom, but only after I'd been moved in and living here for 2 days. Also, I didn't have hot water until my 3rd day here. I currently don't have hot water and after calling the emergency line, was told to submit a mainetnece request. Two so far and still no hot water. If you can tell yourself the paper thin walls, ungodly loud neighbors/neighborhood, and lack of response for maintenance emergencies is worth the convenient location, it's not bad. My apartment is cute and is very close to work. Would I ever suggest using William Penn if you can afford something more expensive or in a location outside of Center City? Not. Ever.
