DO NOT RENT FROM THEM!!!! PLEASE READ IN FULL!!!! I am literally 2 DAYS INTO A LEASE and it's been nothing but problems so far!!! The unit is absolutely disgusting. Upon move-in, there was dirt, grime, dust, hair, and god knows what else left in the apartment. The kitchen was absolutely disgusting and had a layer of dirt behind the faucet. Even a USED BAR OF SOAP was left in the shower by the previous tenant. Electric baseboards are broken and an outlet was not flush to the wall. It was immediately clear that the unit was not inspected, cleaned or even passed through by WPRG before I moved in. Extremely unprofessional and lacking just basic human decency. When I told my leasing agent, JOHN BUCKLEY, about the issues at move-in, he told me it's maintenance's responsibility to check it and "I should probably let them know what I saw." Ridiculously unprofessional on his part too - he's a whole other review. I called the leasing agency first thing this morning, to which the girl answering the phone tried to tell me to put in maintenance orders through the app and "they don't know when they will get to it because they are independent". I had to literally raise my voice for her to put me through to Ann Marie, who I think is the manger but I have no idea at this point. Ann Marie was quick to justify my concerns and tell me she will take care of it if I send the maintenance orders through AppFolio and send an email to the office detailing what I wanted done. I figured this would rectify the issues and I would have an answer by the end of the day. I asked them to prorate my rent because I already spent hours cleaning the unit and to send a cleaning company, because clearly they didn't before. I did this and an electrician came to fix the outlet, but nothing else was addressed and my email is still unanswered. Lastly, I returned home today to set up my WiFi router and noticed that a coax cable outlet just ISNT ANYWHERE IN THE APARTMENT?? I called AGAIN to which they sent me to their "we're closed voicemail" at 4:30 pm (I mean really, the voicemail even says you're open until 5pm). I called a second time and they hung up on me. The third time I got Ann Marie, who was now annoyed that I had the audacity to bother her again. When I asked her where the coax cable was in the apartment, she couldn't even tell me for certain if there was one. I then asked for an update on my email and requests, and she said "they will get back to me." I don't know who "they" is; but when I told her this was becoming ridiculous and I'm honestly already fed up, she said "well that's the best I can do for you right now." I then told her I'd call everyday twice a day until they have an answer, to which she said "Ok" and hung up on me. Unfortunately, after all of the issues so far, this is just a horrible look for them and I'm hoping I save someone else the aggravation. I should be excited to move into a new place - not absolutely distraught by the state of the unit. Clearly no amount of asking nicely or even rudely works so I'll take it here so everyone else knows too! Save your time, energy, and money -- because mine has been spent on cleaning, cleaning supplies, and being pissed off for the past 48 hours straight!!! EDIT: after further inspection, it's clear that my coax chord was cut and then painted over. Can't even make that one up. See photo (which also shows more of the filth).

DON'T RENT FROM THIS COMPANY!!!!!!!!!!! I rented an apartment in the Milestone, Philly from them for sadly two years and will never again. The apartment was not cleaned, painted poorly, broken glass in the dishwasher, and stuff from the previous tenant still in the space. The common areas were disgusting constantly. Constantly having to call about trash in the passenger elevator. They'd also leave trash can in the lobby near the freight elevator year round, which is un-sanitary. This causes an unbearable smell in the summer months. The worst management staff I ever had to deal with. They are rude and incompetent, and completely not helpful. I would def. not recommend this as a company to rent from.

This is a good apartment only if you are temporarily living there due to it being pretty cheap for the location, but you get what you pay for. "landlord special" type apartments, many things are old and have not been updated since the building was first built probably. You will see mice and roaches in your apartment and building and laundry room and they will not do anything about it except give you a few traps and spray a little, so you have to take care of that yourself. Colleen is basically the only good person in the office, the maintenance man is nice, they're generally good about fixing things, but because the building is so old and falling apart you'll have a lot of issues. My bathroom ceiling fell in due to a leak they just painted over prior, they ripped out my bathroom floor due to a leak, they didn't clean before move in, they paint over tile in the bathrooms, etc. etc. Neighbors can be loud but it's the city so you can't really get away from that. So, if you're in a pinch and need a place to stay at that's cheap for like a year, this can be ok.

Stay away from this company!!! The manager are rude and this company are sneaky. They want you to replace everything in the apartment new after you move out. That’s how they make their money on your deposit money . Renting Apartments forms this company is no good. They are very sneaky and if you have problems with things in your apartment, maintenance takes forever to come and they don’t fix the work, they assume the work is fix . After renting from them, Never again I will rent from this company. Very rude management girl name Jenn. She’s nice when you getting ready to sign paperwork, after that , she change to be a B.

I’ll add to the modest reviews below of this amateur reality company. They will ignore if a dead mouse sinks into your carpet.. forget about getting it replaced. If you have a gas leak or stove is rusted and old you have to go through hoops to justify it being changed. All in all the reality group are bad and very cheap. Ann Marie who unfortunately I have to deal with doesn’t want to assist. Just looks for excuses to not help a tenant and say “it is what it is.” I will be moving out soon and I cannot wait to be done with these clowns.

As a tenant, you deserve (and can find) better. It hasn't even been a month since moving in and it's been awful. The maintenance is clearly over-booked throughout several buildings, because it has been near-impossible to receive timely help, even when I've tipped them. All William Penn wants to do is take your deposit and rent money and leave you hanging. Please trust me, if you see William Penn Realty Group as the leasing agent, just run in the other direction. For starters, my place wasn't cleaned or painted by the time I moved in (which I clearly explained to them I had every intention on moving in the 1st of the month) - all they had to do was call me and ask me to wait another day if that was the case. So they had to paint and clean around my things for 8 hours on the 2nd, which meant 2 full days wasted. It has been 3 weeks and my stove JUST became fully functioning. The shower curtain they left for me has mold all over it, it was disgusting. My blinds are busted, so I have to tape them up. It took me a full week to get a key for my top lock. The maintenance people themselves are very nice, I just truly believe the company overworks them and that they're spread thin. Seriously just don't go with this company as your leasing agent. And I'm a reasonable person, I'm not just going out of my way to write this review. I literally NEVER write reviews (unless you're exceptional or horrific in whatever product/service you sell to me). As for William Penn, if you'd like me to update or follow-up this review in a more positive light, I would absolutely love for you to give me reasons to do so.

nothing more than the worst apartments in the nicer neighborhoods of philly. it is true that for the price you pay, you should not expect much. even then, these apartments are overpriced extortions because they are so poorly maintained and dirty. my unit had an issue with a door frame that leaked water and drafted in air below such that it reached illegally low temperatures in the winter. they also ignored my request to repair the bathroom's exhaust fan (hello mold!) until i notified that i was moving out. then, the electricians they hired did probably the worst replacement and left my toilet unflushed and filled with cigarette filters. this company is filled with incompetence from the office to the agents to the contractors they find to "fix" the place. the recently renovated kitchen in my apartment looked like it was installed by a 12 year old, except i probably could have done better work at that age. one of the agents messed up my application to a property and didn't tell me until it was signed to someone else, sticking me with a worse apartment as a result. i really would not recommend living in any of their properties because we should not support scummy, slummy landlords like wprg in philly.

I've been renting with WPRG for almost 9 years now, and have moved into my third apartment with them. For me, they have always been very responsive, quick to address maintenance requests (including those I submit for common area maintenance needs), and pleasant people. Sure, the buildings are older, but it never bothered me, I prefer that kind of charm. Anne Marie has always been 'up front' with me and honest, and I've never felt like I wasn't getting what I've paid for. I'll be happy to remain with them for more years to come.

William Penn Realty helped me find my first apartment. The staff in the office is amazingly helpful and nice, the realtor, John, who helped me was relatively efficient. Maintenance is quick to respond within 24 hours. Moving is a hassle, but the people who work here try their best and I’ve never had an issue.
